What Determines a Custom Home’s Cost
No two custom homes cost the same, because building from the ground up means starting from a bare lot’s real conditions, not an existing structure.
Lot condition drives much of it. A tear-down adds demolition before anything new begins. A raw lot often needs new utility hookups, grading, and civil engineering that an existing home’s lot already has in place.
Site engineering complexity matters just as much as square footage. A flat, easily accessed lot is straightforward. A sloped or view lot typically needs a geotechnical soil report, engineered foundations, and retaining structures that a flat lot never requires.
Size and finish level factor in last, but they’re not the starting point, the site is. This is why we walk your lot and understand what it actually requires before any number gets discussed.
How It Works
The First Call or Email
Tell us about your lot, or the lot you’re considering, and the home you’re picturing. We ask about your timeline and vision, then schedule a free site visit if it’s a fit.
The Site Visit
We walk the lot itself, raw land or a home to be torn down, and assess slope, access, existing utilities, and what the site will require before any design work begins.
Design and Permits
Ground-up construction needs full architectural plans, structural engineering, and civil engineering, grading, drainage, and utility connections, along with Title 24 energy documents. Sloped or view lots typically require a geotechnical soil report before foundation design can proceed. We scope the full drawing and engineering package to your specific lot.
Proposal and Permit Submittal
We bring the plans back to the office and review the full scope with our construction team. Once you approve it, we submit for permit, new construction typically takes longer for city review than a remodel, and we handle every question that comes back.
Construction
Our dedicated crews build from the foundation up, with regular progress updates throughout. We close with a final walkthrough, a completed punch list, and a one-year workmanship warranty.
