What Determines a Whole-House Remodel’s Cost

No two whole-house remodels cost the same, because scope of change matters more than square footage.

A cosmetic refresh, new finishes, paint, flooring, fixtures, in the existing layout, costs far less than a full down-to-the-studs remodel that moves walls, replaces wiring and plumbing, and touches every room. Structural changes, removing load-bearing walls, reconfiguring the floor plan, are where engineering and permit complexity add up fastest.

How much of the home’s systems need replacing also matters. Older wiring and plumbing often can’t simply be patched around; if it’s being opened up anyway, replacing it properly now costs less than doing it piecemeal later.

Whether you’ll live in the home during construction affects the plan too, phasing work around occupied rooms takes longer than working on a vacant house, which is why most families move out for a full remodel.

The Site Visit

We walk the entire home, not just the rooms you want changed, and check what’s behind the walls: wiring, plumbing, and structure. That tells us what has to be replaced versus what can stay, before we draw anything.

Design and Permits

If load-bearing walls come down, that needs structural engineering and calculations, not just a layout sketch. The more of the home a remodel touches, the more likely it triggers full Title 24 energy compliance rather than a simple point fix. We scope the drawings and engineering to match how much of the house is actually changing.

Proposal and Permit Submittal

We review the full scope with our construction team and talk through whether you’ll live in the home during construction or need to move out, most families do for a down-to-the-studs remodel. Once you approve the plan, we submit for permit and handle every question that comes back from the city.

Construction

Three dedicated crews, each led by a licensed general contractor, build the project with weekly updates. We protect any part of the home not under construction, keep the site clean daily, and close with a final walkthrough and one-year workmanship warranty.
